Actor Jun Ji-hyun reportedly purchased a shopping mall in Deungchon-dong, Gangseo-gu, Seoul for 50.5 billion won.
According to Biz Korea on March 8th, Jun Ji-hyun bought a commercial building in Deungchon-dong, Gangseo-gu, Seoul for 50.5 billion won from Kookmin Bank on February 25th.
According to the report, the building Jun Ji-hyun bought was built in February 2019 by AM Plus Asset Development, a real estate developer jointly created by Aekyung Group and the Military Mutual Aid Association, with three floors (total floor area: 5098 m², 1542 pyeong). The building was sold to Kookmin Bank for 35 billion won in March last year. Currently, LG Best Shop, a store that sells LG Electronics’ products, has signed a contract to lease the entire building for 10 years for 600 million won since March 2019.
Jun Ji-hyun completed the registration of ownership transfer three weeks after signing a sales contract on February 4th. Considering that Shinhan Bank set up a mortgage of 33.6 billion won (120% of the normal loan amount) in the building at the time of purchase, the actual purchase fund and the real estate mortgage are estimated to be 22.5 billion won and 28 billion won, respectively.
In September last year, Jun Ji-hyun sold a five-floor shopping mall (total floor area: 1806 m², 546 pyeong) in Nonhyeon-dong, Gangnam-gu, Seoul for 23.5 billion won, 14.9 billion won higher than the 2008 purchase price. Jun Ji-hyun, who bought the shopping mall in Deungchon-dong five months after that, is believed to have reinvested in real estate with the recovered amount.
Jun Ji-hyun is known to own four real estates in Seoul alone. Except for the I-Park Samseong apartment in Gangnam-gu, Seoul, there are three commercial real estates, including the newly purchased shopping mall in Deungchon-dong, the shopping mall in Ichon-dong, Yongsan-gu, Seoul and the shopping mall in Samseong-dong, Gangnam-gu, Seoul. Currently, it is estimated that only the three commercial real estates owned by Jun Ji-hyun are worth 88.8 billion won based on the purchase price.
